Cleaning Before a Property Viewing: What Homeowners Should Prioritise

October 15, 2026 Reagan

Preparing your home for potential buyers can feel challenging when everyday life still needs to carry on. The kitchen gets used, children leave toys out, and the entrance never stays spotless for long.

At Imperial Cleaning Services, we recommend approaching cleaning before a house viewing with a clear order of priorities. Start with the areas visitors encounter first, then focus on kitchens, bathrooms and the spaces where they are likely to spend time.

The aim is to present a clean, comfortable and well-cared-for home while you continue living in it. You do not need to pack everything away or prepare the property for handover before the first viewing.

Start with a Walk Through Your Home

Before picking up a cloth, walk through the property as a visitor would. Begin at the entrance, follow the route into the living areas, and continue through the kitchen, bedrooms and bathrooms.

Look for anything that draws attention away from the rooms themselves:

  • Fingerprints on doors and glass.
  • Dust on visible surfaces.
  • Pet hair on seating.
  • Dishes or food residue in the kitchen.
  • Soap marks on shower screens.
  • Laundry, shoes or belongings blocking walkways.

Check the property in daylight where possible. Marks on mirrors, glass doors and worktops can be easier to spot when natural light falls across them.

Create a short list of the most noticeable tasks. This helps you avoid spending an hour organising a drawer while the entrance still needs attention.

1. Make the Entrance Clean and Welcoming

The front door, threshold and entrance hall set the tone for the viewing. Give this area attention even if the rest of the house is already tidy.

Sweep the approach to the front door, shake out the doormat, and remove accessible cobwebs. Wipe the door handle and visible marks around it, then clear shoes, bags and deliveries from the entrance.

For an apartment, concentrate on your doorway and the space immediately inside your home. Shared corridors and entrances may need to be raised with the building manager.

In Cape Town’s windy weather, leaves and dust can return quickly. A brief sweep shortly before the viewing may be more useful than doing it the evening before.

2. Prioritise Kitchen Surfaces, the Sink and the Hob

Cape Town kitchen refresh

An occupied kitchen does not need to look unused. It should feel clean, organised and easy to work in.

Start by washing and putting away dishes. Clear enough of the worktops to show the available preparation space, leaving only the everyday items you need.

Then focus on:

  • Wiping worktops and splashbacks.
  • Removing visible grease from the hob.
  • Cleaning the sink and around the tap.
  • Wiping cupboard handles and marked cupboard fronts.
  • Removing fingerprints from appliance doors.
  • Emptying the bin and cleaning any spills around it.
  • Replacing a used tea towel with a clean one.

Avoid hiding dirty dishes in the oven or pushing food waste into a cupboard. These shortcuts can leave odours and create more work later.

If grease or ingrained grime needs more than a routine wipe-down, schedule that work ahead of viewing day. Our deep cleaning services can address accumulated dirt before you begin maintaining the home for appointments. Imperial Cleaning Services

3. Give Bathrooms a Thorough Visual Check

Bathrooms deserve close attention because water marks, toothpaste splashes and soap residue are easy to notice.

Clean the basin, tap, mirror and toilet, including the outside and base. Remove hair from the floor and accessible drain covers, wipe shower glass, and put away excess toiletries.

Finish with clean hand towels, an empty bin and a dry floor.

Use products suitable for each surface and follow their instructions. Avoid experimenting with strong cleaners just before a viewing, particularly on natural stone or delicate finishes.

Persistent damp smells, recurring mould or leaks need their underlying cause investigated. Treat these as maintenance concerns rather than trying to hide them with fragrance or furniture.

4. Present Living Areas as Comfortable, Usable Spaces

Living rooms should be easy to walk through and comfortable to spend time in. You can retain family photographs, books and familiar belongings while reducing the clutter around them.

Dust visible surfaces, wipe coffee tables, and vacuum seating where crumbs or pet hair collect. Straighten cushions and fold throws neatly.

Pay particular attention to the route between the entrance, seating area and patio or balcony. Remove trailing cables, toys and loose items that interrupt that route.

A useful approach is to keep one basket for everyday belongings that need putting away before appointments. Empty it properly afterwards so it does not become a permanent hiding place for clutter.

5. Refresh Bedrooms Without Packing Up Your Life

For bedrooms, start with the bed. Straighten the bedding, arrange pillows and remove clothes from chairs or the floor.

Wipe bedside tables, put laundry away, and vacuum accessible areas. Keep a clear route to windows and built-in cupboards.

Potential buyers may ask to see storage, so avoid filling wardrobes with everything cleared from the room. Keep cupboard doors easy to open and contents reasonably organised.

Before visitors arrive, secure jewellery, medication, personal paperwork and other valuables.

6. Clean the Glass and Floors Visitors Will Notice

You do not need to tackle every window immediately before every viewing. Prioritise glass that frames a view, brings light into a main room or sits directly along the viewing route.

Sliding doors, entrance glass and bathroom mirrors are useful starting points. Remove obvious fingerprints and wipe accessible sills.

Clean floors after dusting and wiping surfaces. Vacuum carpets and rugs, then clean hard floors using a method appropriate to their finish.

Allow floors to dry fully before visitors arrive. If carpets or upholstery require wet cleaning, arrange it early enough for drying time to suit the material, weather and ventilation.

Keep the Home Fresh Without Heavy Fragrances

Aim for a neutral, fresh-smelling home.

Remove rubbish, wash used towels, clean food spills and attend to pet bedding. Ventilate where weather and security allow.

Strong sprays, scented candles and diffusers can overwhelm a room. They also do little to resolve the source of an unpleasant smell.

With pets, focus on hair, feeding areas and litter trays. Arrange a comfortable place for animals during the viewing, while keeping their water and other essentials available.

A Practical Cleaning Countdown

WhenWhat to prioritise
Several days beforeIdentify stubborn dirt, arrange any specialist cleaning, reduce clutter and flag maintenance concerns.
The day beforeClean kitchens and bathrooms, dust surfaces, attend to visible glass and prepare clean towels and bedding.
On viewing dayPut away dishes and laundry, empty bins, refresh floors and check the entrance.
Just before arrivalCheck toilets and basins, straighten cushions, remove fresh fingerprints and put cleaning equipment away.

If you only have a short preparation window, focus on rubbish and odours first, followed by the kitchen sink, bathrooms, visible clutter and the main walking route.

Keep Viewing Preparation Separate from Move-Out Cleaning

Cleaning for a viewing happens while your home is still in use. Furniture, clothing, food and everyday belongings remain in place, so the work centres on presentation and accessible areas.

Move-out cleaning is a separate stage. Once belongings have been removed, areas such as empty cupboards and previously covered floor space become easier to access. Pre-occupation cleaning prepares the property before the next occupants settle in.

Plan your pre- and post-occupation cleaning around the moving and handover dates. A viewing clean should not be treated as a replacement for that later work.

Maintain a Simple Routine Between Viewings

Several appointments across a week are easier to manage when you establish a short daily routine.

Wash dishes after meals, wipe kitchen surfaces, return belongings to their places and keep bathroom basins presentable. Vacuum busy areas as needed, especially where pets spend time.

Before each viewing, repeat a quick check of the entrance, kitchen, bathrooms and living room. This keeps preparation manageable without repeatedly cleaning the entire property from scratch.

Need Help Preparing Your Cape Town Home?

At Imperial Cleaning Services, we recommend planning cleaning around your viewing schedule and the condition of your home.

When you contact our team, let us know that the property is occupied, which rooms need attention and when the viewing takes place. Mention pets, delicate surfaces and any areas requiring extra work so we can discuss an appropriate scope.

A clear plan helps you present your home confidently while keeping everyday life manageable.
